Built for the hardest duty cycle in multifamily: high occupancy, heavy use, and a turn window measured in weeks.
Student housing puts more use through the same box than any other residential segment. Kitchens are used communally, laundry and bath cabinets get wet repeatedly, and residents turn over every year — which means the building is rarely empty and maintenance is a permanent operation rather than an annual event.
Two consequences follow from that. First, hardware has to be specified for rental duty cycles rather than single-family use: soft-close hinges, dovetail drawer boxes and commercial-grade runners. Second, the specification has to be repeatable, because a turn programme replaces a handful of doors and drawers at a time and they have to match the rest of the building.
| Construction | Framed or frameless; RTA where a staging area and assembly crew are available |
| Hardware | Soft-close hinges, dovetail drawer boxes, commercial-grade runners |
| Moisture | Moisture-resistant panel options for bath and laundry runs |
| Countertops | Engineered quartz — non-porous and stain resistant for communal use |
| Labelling | Unit-by-unit labelling so summer turn crews are not sorting boxes |
Student housing has one immovable deadline: the units must be ready when the academic year starts. Production runs 5–7 weeks after approved drawings, so a programme that approves in June is already late. The buildings that make their turn dates are the ones that released approvals in spring and took deliveries in phases.
