Flat-packed or factory-built? The answer is decided by freight, site labour and schedule — not by quality.
Every multifamily cabinet decision comes down to this one first: does the cabinetry arrive assembled, or flat-packed for assembly on site? It is not a quality question. It is a freight, labour and schedule question, and it should be answered before door styles are discussed.
Assembled cabinets are built at the factory and ship as finished boxes. They come out of the container ready to hang.
RTA cabinets — ready-to-assemble, also called KD (knock-down), flat-pack or “unassembled” — ship as panels, drawer parts, doors and hardware. They are assembled on site with standard tools.
| Assembled | RTA / flat-packed | |
|---|---|---|
| Units per container | Fewer — boxes take up air, not just material | Significantly more — panels nest |
| Freight cost per unit | Higher | Lower, often the deciding factor |
| Site labour | Minimal — hang and adjust | Real — an assembly crew and a staging area are required |
| Tools needed on site | Standard install tools | Assembly tools plus a suitable flat staging area |
| Damage risk | Boxes are exposed to handling damage in transit | Flat panels protect each other and damage less |
| Factory quality control | Every box inspected as a finished unit | Components inspected; final assembly quality depends on the site crew |
| Storage on site | Needs volume — bulky packed boxes | Needs flat space, which most sites have less of |
| Best suited to | Phased occupied work, tight sites, projects with no assembly labour | New-build, large unit counts, projects with a controlled staging area |
You do not have to choose one for the whole building. A common solution is RTA for the standard repeatable units and assembled cabinets for the leasing office, model unit and amenity spaces — loaded in the same containers.
Tell us the unit count, whether you have a staging area, and whether your installation crew can assemble. We will tell you which construction is cheaper once freight and labour are both counted — and we will say so even when it is the option that is worse for us.
Manufacturing both assembled and RTA systems at the same facility means the comparison above is a real choice rather than a sales position. See RTA kitchen cabinets and multifamily cabinets.
Send unit counts, door style and delivery location. We reply with a quotation and a production schedule.
