Multifamily quartz countertop cost per unit: what drives your factory quote?

How cut-to-size fabrication, slab nesting, sink cutouts and cabinet coordination control landed cost on 50 to 500+ unit builds.

When estimating multifamily quartz countertop cost per unit for a 100- to 400-unit apartment, student housing or hospitality build, domestic retail square-foot pricing does not apply. On a project-scale programme, your actual landed cost per unit is governed by slab nesting yield, factory-completed cutouts, edge standardization and how countertops are shipped alongside your cabinetry.

At Dawson Stone and Cabinet, we manufacture both cut-to-size multifamily quartz countertops and multifamily cabinet systems across 640,000 sq ft of production space in Malaysia and Thailand. Below are the six variables our estimating team uses to build a 24-hour project quotation from your architectural floor plans.

1. Cut-to-size factory fabrication vs domestic field cutting

The largest hidden cost in multifamily countertops is domestic fabrication labor and jobsite waste. Sourcing raw slabs or un-cut blanks forces you to pay local shop rates for cutting, edging and sink openings — plus absorb off-cut waste on every slab.

Cost Component Factory Cut-to-Size Program (Dawson) Domestic Raw Slab / Local Fabrication
Slab nesting yield Optimized across 100+ unit layouts using jumbo & super-jumbo press formats Priced per full slab even when unit layouts leave 25–35% off-cut waste
Sink & cooktop cutouts Pre-cut and polished on CNC lines at the factory before packing Billed per cutout at domestic shop labor rates
Edge finishing Automated straight, eased or mitered edges included in unit piece pricing Charged per linear foot for every exposed edge
Jobsite installation speed Lift-and-set onto pre-coordinated cabinets; labeled unit by unit Requires field templating after cabinets are set, adding 2–3 weeks to schedule

2. Unit type mix and slab nesting efficiency

In a typical multifamily development with Studio, 1-Bedroom and 2-Bedroom floor plans (Types A, B and C), countertop cost per unit depends heavily on how kitchen perimeter runs, peninsulas and bathroom vanity tops nest onto a slab:

3. Quartz pattern tier: particulate vs veined Calacatta & Taj Mahal looks

Engineered quartz colors fall into three manufacturing cost tiers:

4. Thickness and edge profile specification (2cm vs 3cm)

Both 2cm (20mm) and 3cm (30mm) quartz tops are available across our project color program:

5. Bundling countertops with multifamily or RTA cabinets

When developers source cabinets from one vendor and countertops from another, two expensive things happen: templating is delayed until cabinets arrive on site, and container space is under-utilized. By ordering RTA kitchen cabinets or assembled multifamily cabinets together with your quartz tops from our facility:

6. What to send us for a 24-hour unit-by-unit quotation

You do not need final field dimensions to get an accurate budget. Send our team:

  1. Architectural kitchen and bath floor plans / elevations (PDF or CAD)
  2. Unit count breakdown by unit type (Studio, 1BR, 2BR, 3BR)
  3. Preferred quartz color direction, thickness (2cm or 3cm) and sink cutout type
  4. Target U.S. delivery port or jobsite city and phased delivery window
